Pillar 01 · Build, Expand, Fit-Out

Commercial construction contractor in Metro Detroit

Three commercial construction specialties, one accountable general contractor: office build-outs, retail build-outs and multi-family renovation. Direct for building owners and property managers, priced line by line, run by a named superintendent.

What We Build

One contractor, three specialties

AGP Construction is a commercial general contractor based in Madison Heights, building across Oakland, Macomb and Wayne counties. We take projects from empty shell or dated existing space to finished, occupied and inspected: demolition, framing, drywall, ceilings, flooring, mechanical and electrical coordination, glass, millwork and paint under one contract.

What separates us from most GCs our size is that we self-perform the core trades: framing, drywall, paint and roofing. Fewer subcontractors between you and the work means fewer schedule handoffs, fewer finger-points, and one company answering for the result. It's the practical version of a line we use a lot: it's easier to list what we don't do, than to name everything we can do.

Specialties

Four commercial construction specialties

Every project is priced from a written scope. Pick the closest fit, or send us something that doesn't fit any of them and we'll tell you straight whether we're right for it.

Specialty 01

Office Build-Outs

Tenant improvements and full office interiors: white box to move-in ready, occupied-building phasing, glass fronts and millwork. Typical builds run 8 to 16 weeks after permits.

Specialty 02

Multi-Family Renovation

Apartments, townhomes and mixed-use: renovations, modifications, unit turn programs, common-area and amenity work for owners and property managers, run inside occupied buildings.

Specialty 03

Retail Build-Outs

Storefronts, inline suites and showrooms built to landlord criteria and lease deadlines: vanilla shell to open-for-business, with the criteria manual read before we price.

Why Self-Perform

Fewer hands between you and the work

A typical commercial GC subcontracts everything and manages from a laptop. That works until a sub reschedules and the whole calendar slides. Because our own crews handle framing, drywall, paint, roofing, electrical, HVAC and plumbing, we control the trades that occupy the longest stretch of a commercial interior schedule, and when something needs to move, we move it ourselves the same week.

Self-performing the mechanical, electrical and plumbing is the part that's genuinely unusual at our size, and it's the part that decides schedules. Rough-in gates the inspection, the inspection gates the drywall, and the drywall gates everything after it. The short list of trades we still run through licensed partners (fire protection, glass, elevator, specialty flooring) sits under the same contract and the same superintendent.

What you get either way

  • A line-item bid with quantities, allowances and exclusions stated
  • Permits pulled and inspections met by us, not handed to you
  • A named superintendent on site whose phone number you have
  • A weekly progress update you don't have to chase
  • A closeout package: lien waivers, warranties, as-builts, inspection sign-offs

How It Runs

Four steps, no mystery

01

Walk & scope

We walk the space, measure what matters, and put the scope in writing: including what we think you shouldn't pay for.

02

Line-item bid

A real bid with quantities and allowances you can compare, not a lump sum with padding hidden in it.

03

Permits & build

We pull the permit, schedule the trades, and run the job with a named superintendent.

04

Punch & keys

Punch list closed, inspections passed, closeout delivered. You occupy on the date we agreed to.

The detailed version lives on our process page. After construction, the same crews cover you on the maintenance side.

FAQ

Commercial construction questions, answered straight

What size commercial projects does AGP take on?

From single-scope work (a demising wall, a dock package, a suite refresh) up to full-floor build-outs and building-wide multi-family renovation programs. What we don't do is ground-up: no new buildings from an empty site. And we work direct for ownership, never as a sub to another contractor. If a project isn't a fit, we say so at the first walkthrough rather than learning it on your schedule.

How long does a commercial project take?

Interior build-outs typically run 8 to 16 weeks of construction after permits, and larger multi-family scopes run longer. Permitting adds 2 to 6 weeks in front depending on the municipality. We commit to dates in the bid, not after it.

Do you work in occupied buildings?

Constantly: offices, plants, apartment buildings and retail centers that stay open. Dust barriers, after-hours noisy work, protected paths and daily cleanup are standard practice, coordinated with your property manager.

Do we need drawings before we call?

No. If you have stamped drawings, we bid them. If you don't, we bring a design partner scaled to the project and run a test fit first. Starting the conversation early usually saves both fees and weeks.

Who pulls the permits?

We do: permit package, plan review follow-up, inspections and certificate of occupancy. You'll never stand in line at a building department for one of our projects.

Have a building and a deadline?

Send the address and the target date. We'll walk it, scope it, and put a real number on it.
